  • 1 - Modular construction has other names

    Modular, or volumetric, buildings are sometimes called prefabricated or prefab by some traditionally-minded clients. Other discerning buyers call modular accommodation units Pre-built, Prebuild or-Off-site / Offsite constructed buildings.

    The term “prefabricated” may now seem old-fashioned and many industry specialists refer to prebuilt or offsite-constructed buildings that have been assembled using partly-built in components (e.g. wall panels) or are transportable in sections and that can be assembled onsite. These reflect large differences with the traditional construction bricks-and-mortar type.

  • 2 - Traditional building methods

    Companies aim to provide a well-budgeted and safe working environment; yet using traditional bricks-and-mortar systems on the client’s building site, this becomes more difficult to control. Waste and theft of materials from all staff, subcontractors and suppliers becomes a significant overhead when building onsite. There is a loss of Quality Assurance when working on a client’s site. HSE statistics show the safety of traditional construction methods is half as safe as newer off-site construction methods.

    Therefore, many clients buying new accommodation have been disappointed by construction inefficiency that leads to higher costs, more time taken to build, or being given the wrong accommodation units that do not square with the performance requirements. One major player in the construction market is the UK Government that has launched its Comprehensive Spending Review in October 2010.

    Previously, a major Government assessment was made of the UK Building Schools for the Future (BSF) programme. Major inefficiencies were identified, while the Government realised that construction could be carried out on a smaller budget. They look for more advanced construction methods that satisfy their needs more reliably and more cost-effectively. BSF was cancelled.

  • 3 - What Modular construction involves

    Modular / Prefab / Offsite build are more advanced construction techniques that accumulate staff and raw materials away from the customer’s premises for building offsite. When the client’s accommodation units are ready, these are transported in an almost finished state to the destination site and installed.

    Modular construction uses more advanced building techniques to satisfy the customer’s criteria for quality and a lower price with a fast delivery schedule. Modular construction was identified by the UK Government as part of the solution to get more accommodation built faster using less public cash. Modular offsite manufacturing techniques have inherent greater efficiencies than the normal onsite bricks and mortar construction, and the traditional procurement and build onsite process.

  • 4 - Modular Planning and Preparation

    Mo-Vita can advise on design and planning permission, from basic facts up to the full service one-stop shop. We offer a full design and development package where we will agree to take on the securing of planning permission with your local council planning department. During our first free meeting with you, we will explain the terms of our full-service arrangements. The task of designing proposed site plans, and submitting to Council to obtain permission, may be onerous for the client and Mo-Vita offers a reasonably-priced value-added professional service for these stages.

    Where planning permission can be gained by employing Mo-Vita assistance, we also offer site preparation assistance or services. This can involve levelling the land and utilities connection services before the module is built and delivered to your site. Where the customer wishes an end-to-end building solution, Mo-Vita is able to assist up to final delivery and installation.

    Once the modular units arrive, we can also arrange for the connection to the main utilities – this may be a fairly straight-forward task, yet vital tasks that should be completed before the modular units are delivered to site.

  • 5 - Mo-Vita Modular Construction process

    Modular construction is carried out with budgetary and sustainable eco-requirements in mind. This means that Mo-Vita modules are constructed robustly, with an intended life-span of at least 60 years for the steel endoskeleton, plus inherent construction characteristics to assist clients to achieve eco-sustainable performance.

    Good thermal and sound insulation are inset within design and development process, so the annual running costs of heating, lighting and maintenance are lower than a lot of the current existing housing stock. You may see how a Mo-Vita assessment is carried out of its good thermal U-values and sound insulation values.

    All our customers benefit from the advantages of a modular design and offsite build. The modular building units are shipped almost complete with wall fittings and all then necessary connections, including heating, electrics, lighting, gas (when specified) and IT computer and telecoms cabling. The offsite building process usually means less waste is created because there is better materials estimation with the constant involvement of the Quality Control officers.
